About Asbestos Management Surveys
The aim of an Asbestos Management Survey (or AMS, previously known as a Type 2 Asbestos Survey) is to locate all ACMs that could be disturbed during the normal occupancy of a building. The sampling methods involved tend to take a much less intrusive approach than a Refurbishment & Demolition Survey would, such as accessing dry risers or removing ceiling tiles, for example.
Due to these modest sampling methods, the premises can remain in use during the management survey. Our professional asbestos surveyors will only take samples from empty or unoccupied areas to ensure minimal disruption.
What Do Asbestos Management Surveys Involve?
An asbestos management survey will often involve an inspection of the following areas:
- All rooms, corridors, stairs, basements, cellars, underground rooms and undercrofts.
- Underfloor coverings, above flase ceilings (ceiling voids), lofts, inside risers, service ducts and lift shafts.
- External areas including roofs, soffits, gutters and windows.
- Other areas liable to be disturbed by maintenance activities, e.g. behind access hatches.
If there are any areas that cannot be accessed, these areas will be presumed to contain asbestos until they can be inspected.
What Happens Next?
After our qualified asbestos surveyors have taken small samples of any suspicious materials (in line with HSG264 Asbestos: The Survey Guide), we will seal and send these samples off to an independent, UKAS-accredited laboratory for testing.
Once they have informed us whether asbestos is present within the samples, as well as the type and condition of the confirmed ACMs, we will then be able to plan the next steps with you. This will usually include creating an Asbestos Register and an Asbestos Management Plan, followed by Asbestos Removal or Asbestos Remediation, if necessary.
