What Is An Asbestos Survey?
An asbestos survey is an inspection conducted by an expert to identify and assess the presence, location, and condition of asbestos-containing materials (ACMs) in a building, aiming to protect people from the serious health risks that can be caused by asbestos exposure.
There are two types of asbestos survey – a Refurbishment & Demolition Survey (also known as an R&D Survey, formerly known as a Type 3 Asbestos Survey) and an Asbestos Management Survey (abbreviated as AMS, previously referred to as a Type 2 Asbestos Survey). An R&D Survey is a legal requirement for dutyholders to undertake if their building was constructed pre-2000 and is due to undergo refurbishment, demolition, or significant maintenance works, as all of the above could disturb asbestos fibres and lead to exposure. An AMS is also needed for buildings that pre-date 2000, but is instead used to locate ACMs that could be disturbed during the normal occupancy of the building.
When Do I Need An Asbestos Survey?
If you are planning refurbishment, renovation, restoration, demolition, or significant maintenance work (including redevelopment or repairs) on a building site, by law, you should obtain a Refurbishment & Demolition Survey before any of this work progresses, to ensure you comply fully with the Control of Asbestos Regulations (2012).
If you are not planning any of the above works, but your property was built before the year 2000, it may still contain asbestos. This is when you would require an Asbestos Management Survey. If our asbestos surveyors find ACMs to be present, but they are in a good condition, we may advise you to leave these materials in situ, as this is the safer option in cases where the risk of exposure is low (i.e. the ACMs won’t be disturbed during the normal occupancy of the building). However, if asbestos is left in situ, you will need regular compliance checks carried out to monitor the condition of the asbestos.
How Much Does An Asbestos Survey Cost?
No two buildings are exactly the same, and therefore no two asbestos surveys are ever the same. Therefore, asbestos survey cost can vary, not only depending on the individual requirements of your specific building location(s), but also on the location of any suspected ACMs, whether any specialist equipment is needed, etc.
Asbestos survey cost is often decided by considering what’s included in the survey. For instance, an asbestos management survey will typically cost less than a refurbishment and demolition survey for buildings of similar sizes, due to the less invasive sampling methods involved.
