    About Refurbishment & Demolition Surveys

    A Refurbishment & Demolition Asbestos Survey (or R&D survey for short, formerly known as a Type 3 Asbestos Survey) involves visual and intrusive sampling methods, as the aim of the process is to identify and locate all ACMs – including those hidden within the fabric of the building – before any structural work can begin at the property. Due to the invasive nature of an R&D survey, the premises must be vacant during the entirety of the process to allow our surveyors full access and keep building users safe.

    As the HSE stipulates, R&D surveys must be carried out by a competent surveyor, as the destructive methods involved can lead to potential asbestos disturbance which can pose serious health risks.

    When Are Refurbishment & Demolition Asbestos Surveys Needed?

    Under the Control of Asbestos Regulations (CAR) 2012, if the dutyholder (or building owner) plans to refurbish, demolish, or undertake significant maintenance work at their premises, they are legally obliged to obtain a Refurbishment & Demolition Asbestos Survey before any of this work can begin.

    This is because refurbishment, demolition, and significant maintenance works can disturb potential ACMs, leading to asbestos exposure and serious health risks. These risks can include mesothelioma, asbestosis, lung cancer and pleural thickening.

    What Happens Next?

    After our qualified asbestos surveyors have taken small samples of any suspicious materials (in line with HSG264 Asbestos: The Survey Guide), we will seal and send these samples off to an independent, UKAS-accredited laboratory for testing.

    Once they have informed us whether asbestos is present within the samples, as well as the type and condition of the confirmed ACMs, we will then be able to plan the next steps with you. This will usually either include Asbestos Removal or Asbestos Remediation, depending on the circumstances.
