Imagine you’ve just found your dream home, but it’s an older property and the surveyor has included a comment about the risk of asbestos within their report. What do you do? As qualified and experienced asbestos surveyors, our advice would be a pre-purchase asbestos management survey.
What is a Pre-Purchase Asbestos Management Survey?
A pre-purchase asbestos management survey is essentially an Asbestos Management Survey (AMS) that is carried out before the sale of a residential property.
Previously known as a Type 2 asbestos survey, an AMS identifies and assesses the presence, type and condition of suspected asbestos-containing materials (ACMs) that could be damaged or disturbed during the normal, day-to-day occupancy of the building.
This is designed to help potential homebuyers understand and manage the potential risks involved, as disturbed ACMs lead to airborne fibres, which in turn leads to exposure and serious health risks.
Do I Need a Pre-Purchase Asbestos Management Survey?
Even if we weren’t an asbestos survey company, our answer would still be yes!
Not only will you gain peace of mind that your health won’t be seriously impacted, but a pre-purchase asbestos management survey will also protect the investment you are putting into your new potential home.
Additionally, if you are planning to extend or renovate, and haven’t had an asbestos survey done before purchasing your new home, you could disturb potential ACMs within the fabric of the building – causing the fibres to become airborne and risking inhalation. This is where a Refurbishment & Demolition Asbestos Survey comes in.
A Refurbishment & Demolition Asbestos Survey is legally required (under the Control of Asbestos Regulations, 2012) for properties due to undergo refurbishment, significant maintenance, or demolition.
