Asbestos soffits usually contain either asbestos insulating board (AIB) or asbestos cement

What Are Asbestos Soffits?
Widely used between the 1970s and 1990s, asbestos soffits are under-fitted boards in a building’s roof structure that extend outward, encircling the roof’s perimeter. They were usually made using chrysotile (white) asbestos or amosite (brown) asbestos fibres, with either asbestos insulating board (AIB) or asbestos cement products. AIB soffits are thicker and more fibrous, whereas asbestos cement soffits are thinner and more brittle. They are often white or grey in colour, sometimes with white spores or discolouration appearing on the panels.
If you suspect the presence of asbestos soffits, or any other roof-related asbestos products, such as asbestos in felt, within your premises – it is very important that you appoint the help of our licensed asbestos specialists.

How Dangerous Are Asbestos Soffits?
When used within asbestos cement products, chrysotile (white) asbestos fibres have the ability to spread quickly across the environment. Therefore, if asbestos soffit fibres are disturbed and become airborne, they will spread quickly, posing serious health risks. Additionally, the inhalation of amosite (brown) asbestos fibres can cause a multitude of diseases, including but not limited to:
- Lung cancer
- Mesothelioma (a rare cancer affecting the lining of the lungs)
- Asbestosis (a chronic lung disease)
Hence, if asbestos soffit fibres are disturbed, become damaged, airborne, or crumbled – the next step should be asbestos removal.
