Listed buildings constructed in the 1800s would not have contained asbestos at the time. But, they may have gained asbestos during later refurbishment or upgrade works.

    About Asbestos in Caulking

Where is Asbestos Found in Listed Buildings?

While listed buildings constructed before the mid-nineteenth century would not have contained asbestos at the time, later refurbishment or upgrade works would have introduced this hazardous material into the buildings. Particularly if the works involved electrics, wiring, fuse boxes, or insulation.

Generally, the most common asbestos products to find in listed buildings include, but are not limited to, the following:

How Dangerous is Asbestos in Listed Buildings?

As the Health and Safety Executive (HSE) states, asbestos only poses a health risk when its fibres are inhaled. However, if your listed building pre-dates the year 2000, and had modernisation works carried out between the mid-nineteenth century and the late twentieth century (e.g. reflooring, new electrics, insulation, cladding, etc.) – this may be a cause for concern.

Tearing the flooring, electrics or insulation out could disturb potential asbestos-containing materials (ACMs), which would lead to exposure and serious health risks, such as mesothelioma, asbestosis and pleural thickening.

The same can be said for listed buildings that have refurbishment or significant maintenance works scheduled, as these construction and repair methods can disturb existing ACMs, leading their fibres to become airborne and risking inhalation for building users.

Licensed Asbestos Removal For Listed Buildings

At Reddish Vale, we’ve been providing safe and compliant asbestos removal services for a wide range of domestic, commercial and industrial buildings since 1984. Providing our clients with complete peace of mind, we have also held a HSE license for asbestos removal since 1985. Not to mention, we are also full members of both ARCA and ACAD. These licenses and memberships ensure we are always up to date with the latest regulations.

We have undertaken several asbestos projects for listed buildings, including a 3-year project with the University of Manchester or UoM (which has over 30 listed buildings on its premises!). Between 2018 and 2021, our team of asbestos removal specialists were appointed onto the UoM’s framework for asbestos services. This included multiple asbestos projects within the university’s live buildings and the facilitation of numerous projects designed to work in conjunction with the buildings remaining active for the university.

Our work with the UoM allowed us to understand the extra care and attention required for projects in this sector. Find out more about our asbestos removal case studies for governmental buildings here.
