How Much Does Asbestos Removal Cost?

Directly influenced by a wide range of technical factors, it’s no surprise that many homeowners and contractors find themselves asking, how much does asbestos removal cost?

While contractor directories can provide rough costs, ranging from £950 to £6,000, Reddish Vale’s approach focuses on individual assessments of our customer’s properties, so we can ensure they always get the best value for their money.

What Are the Key Factors Affecting Asbestos Removal Cost?

        • The size of the property: If the project is domestic, asbestos removal prices will depend on the size/type of property, e.g. how many bedrooms the property has, or whether it is a house or flat. If the project is commercial or industrial, it may depend on the square footage of the affected area (the area within the property that requires removal).
        • The size of the affected area: If the affected area within the property is large, the asbestos removal quotes are likely to be higher.
        • The location of the property in relation to our offices: Part of the fee you pay to Reddish Vale will be used to cover travel costs, depending on the distance from our offices.
        • The type of asbestos: If the asbestos-containing materials (ACMs) at your property are friable, i.e. easily crumbled/readily released into the air (e.g. Asbestos Insulating Board/AIB asbestos or sprayed coatings), this is more hazardous and expensive to remove than non-friable materials (e.g. asbestos cement). Whether the materials are licensable or not will also affect the final price. Licensed asbestos removal requires strict adherence to safety regulations which can add to the cost. You can check which materials are licensable and non-licensable on the HSE website.
        • The complexity/accessibility of the project: If the property has a complex layout or the affected area is difficult to access, this can lead to increased labour costs due to the need for more preparation time spent and stricter safety measures.

Does the Material Affect How Much Asbestos Removal Costs?

Yes – the type, amount, condition and location all directly affect the final asbestos removal price.

        • Friable vs non-friable asbestos: Friable asbestos requires extensive control measures and specialised equipment. Whereas, non-friable asbestos can be less expensive to remove, as long as it has remained undamaged or undisturbed.
        • The type of asbestos fibres: Certain types of asbestos fibres can pose a higher risk to health, such as crocidolite (blue) asbestos and amosite (brown) asbestos. Both amphibole fibre types, blue and brown asbestos have sharp, needle-like fibres which are more hazardous than their serpentine counterpart – chrysotile (white) asbestos. Therefore, projects involving chrysotile asbestos are generally less expensive.
        • Amount & condition: The more asbestos that needs to be removed, the higher the asbestos removal costs will be. This is due to more time, labour and resources being required. Additionally, if the materials are damaged, it may be less straightforward, and therefore more costly, to remove safely.
        • Location: If the asbestos is in hard-to-reach areas, e.g. attics or other crawl spaces, this may require specialised equipment, extra safety measures and after-hours work. All of which increase final asbestos removal costs.

              Can I Remove Asbestos Myself?

No, you should never attempt to remove asbestos yourself. If you’re not trained, competent or experienced in asbestos removal, you are putting yourself and others at risk.

              • Legal risks: It is illegal to attempt to remove licensable asbestos-containing materials if you don’t work for a company who holds an asbestos removal license issued by the Health and Safety Executive (HSE).
              • Health risks: Attempting to remove asbestos without understanding the appropriate  safety measures that must be in place for certain materials can pose serious health risks. These risks include developing mesothelioma (a type of lung cancer that affects the lining of the lungs), asbestosis (a long-term inflammation and scarring of the lungs) and pleural thickening (a lung condition where the lining of the lungs becomes scarred and thickened).
              • Uncertainty: If you’re not trained or competent in asbestos removal, you can’t be sure that: what you’ve removed is asbestos, you’ve removed all of it, you haven’t disturbed other potential asbestos present within your property, etc.
              • Costly fines for non-compliance: If you attempt to remove licensable asbestos without a Health and Safety Executive (HSE) license, you can be fined thousands of pounds for non-compliance with legal regulations.

              FAQs: Asbestos Removal Cost

Can I remove asbestos myself to save on professional asbestos removal prices?

No, you should never attempt to remove asbestos yourself. Removing licensable asbestos without a license issued by the Health and Safety Executive is illegal. Professional asbestos removal contractors ensure safety, 100% compliance with the Control of Asbestos Regulations (2012) and the certainty that all asbestos has been removed.

Are asbestos removal costs tax-deductible or claimable on insurance in the UK?

It depends on the type of building.

For commercial buildings, UK businesses can claim a 150% tax rebate for asbestos removal since 2001. However, only companies eligible for HMRC’s Land Remediation Relief will qualify.

For domestic buildings, the cost of asbestos removal is not covered by your home insurance. Unless it’s covered by a valid, insurance-covered claim event (e.g. fire or storm damage). But in the vast majority of cases, it is the homeowner’s responsibility to cover the cost.

Is asbestos removal more expensive for older properties in the UK?

Yes, asbestos removal costs can be more expensive for older properties based in the UK. This is mainly due to the higher risk older buildings pose of containing asbestos, as most ‘older homes’ were built before the 1990s when the use of asbestos was banned in the UK.
